			<content:encoded><![CDATA[<p>The seller&#8217;s market is gone and now that it is time for the buyer&#8217;s to gloat, do you really need to sell in the first place? In the bad old seller&#8217;s market days, everybody and his brother put their homes up for sale even if they really didn&#8217;t want to move, just to realize the profits their home has accrued over the years. Those days are over and selling your home today means little to no profit, and perhaps even a loss, so make sure this is the time to sell for you.</p>
<p>In the cases where there is little choice, such as a job relocation, or a major life change, go about the process of selling as if it were a business, carefully and aggressively. If you are not forced to sell, the best advice is to wait. The real estate market is cyclical, and this cycle will have its course and eventually supply and prices will seek a new level.</p>
<p>If you must sell, the first and most important decision is, are you going to do it yourself or are you going to hire a real estate agent? Paying a real estate commission will substantially reduce the proceeds from your house. But be reminded that there is a lot of work to list, show and sell a house. If you are not going to be able to devote to the project a lot of time and attention, you may end up sitting on it a great deal longer, which will cost you as much as the commission. Plus, in today&#8217;s competitive housing market, many real estate agents are open to negotiating their commissions.</p>
<p>Be very selective in your realtor. Do a thorough research and find the one who has been most successful over the past year in your area. Also check the original listing date against the sales date, to make sure the agent did not just sit on a property for a number of years and wait for it to sell.</p>
<p>After you found a star agent, stick to her like glue. Be a pest and check continually about the number of viewing appointments, etc. Your property should always be the first one the agent thinks of when a buyer walks in the door. Be 100% available for visits by prospective buyers, or opt for a lock box. There are so many homes for sale, there is a real threat that a buyer will just skip yours if it is too much trouble to see it.</p>
<p>Prepare, prepare, prepare. Make your house the best it can be. Hire a handyman or home inspector to find any potential issues and address them before they can be a deal killer at the end. Maintain the house clean, neat, uncluttered and don&#8217;t forger the all important curb appeal. Remember how important the view of a home from the outside is and keep everything clipped, watered and mowed. Many&#8217;s the occasion that a buyer simply told the realtor to skip the house when the outside appearance looked poor.</p>
